About this site
Who publishes Fredericksburg Barndominiums, where its planning information comes from, and what happens to a project request sent through the site.
What this site is
Fredericksburg Barndominiums is an independent planning resource for people building a barndominium, shop, or guest house in the Texas Hill Country. It publishes guides on land, permits, septic, wells, taxes, and rentals in and around Fredericksburg.
The site is not a builder. It does not perform construction work, prepare estimates, or visit properties.
What happens to a request
Requests sent through the contact form go to independent local contractors, who may pay for referrals. The contractor who receives your request may call or text you about the project. Pricing, schedules, and contracts are between you and the contractor.
Where the facts come from
The guides cite the source behind the rules, fees, tax rates, and dates they state: a local government page, an ordinance, a state statute, or a state office's own page. A blog or news story can point to a rule, but the guide cites the original document.
Behind the pages sits a running list of the factual statements the site makes. Each entry records the exact wording on the page, the source document, and the date someone opened that source. That makes it possible to find which sentences to recheck when a rule changes. When a statement can't be confirmed, it comes off the page and stays on the list as cut, so it doesn't creep back in later. Each guide lists its sources and the date it was last updated.
Rules change
Several local rules changed in 2024 and 2025. Gillespie County moved floodplain determinations to the County Engineer's office on August 1, 2025, adopted a new flood ordinance effective July 28, 2025, and adopted new septic rules effective October 14, 2025. Fredericksburg's short-term rental ordinance took effect January 1, 2024.
Treat anything on this site as a starting point. Before you buy land, apply for a permit, or sign a contract, confirm the current rule with the office that administers it.
What the site does not do
The site does not license, inspect, vet, or supervise the contractors who receive requests. Check any contractor yourself: ask for proof of insurance, get every price and promise in writing, and look up the trade licenses for electrical, HVAC, and plumbing work. The contact page lists what to ask for.
About cost figures
The site does not publish per-square-foot construction prices. Published figures for this area sit too far apart to label any one range typical. Where a cost comes from a published fee schedule or tariff, such as a City permit fee or the electric cooperative's line extension rule, the page names the source and the month it was checked.
Start with your land
